Detroit Woman Gets Probation for Being Unlicensed CPA, Real Estate Agent

A Detroit woman convicted of being an unlicensed accountant and unlicensed real estate agent has been sentenced to two years of probation, officials said.

Krystal Davis, 37, was sentenced Tuesday in Wayne County Circuit Court for accounting violations—being an unlicensed certified public accountant and two counts of violating the state occupational code-being an unlicensed real estate agent, the Michigan Attorney General’s Office said.

“There is a reason we have licensing requirements for real estate agents, accountants, and other occupational professions,” Michigan Attorney General Dana Nessel said in a statement. “People need to trust those they hire to sell their home, provide property management services, or handle their finances. My department will continue to hold those who attempt to evade licensing and regulatory requirements accountable to protect the financial pockets of Michiganders.”

Davis’ attorney was not immediately available to comment on Wednesday.

Prosecutors charged her in February and Davis pleaded no contest to the charges in June. In Michigan, courts treat no-contest pleas the same as guilty pleas. She faced up to five years in prison for being an unlicensed CPA and up to 90 days for each count of being an unlicensed real estate agent.

Authorities said Davis, who operated under a business called Card Property Management LLC, entered into a contract with the owner of two Detroit residential properties to provide property management services.

Investigators said Davis was not licensed in Michigan as a real estate broker or real estate salesperson as required by law.

Furthermore, authorities said Card Property Management LLC was the assumed name of Card Enterprises LLC, which is also not licensed to provide real estate services.

In addition, Davis allegedly told another person she was a certified public accountant and tried to solicit work to prepare that person’s tax returns, prosecutors said.

However, Davis is not licensed as a CPA in Michigan.
